What does a conveyancing solicitor do?

Conveyancing is the legal process behind every property sale, purchase or remortgage. We take care of the whole process: reviewing the contract and title, dealing with your lender and the estate agent, handling the mortgage, lease and search paperwork and making the application to HM Land Registry.

We also advise on how you will own the property, on Stamp Duty Land Tax and on joint ownership arrangements, so your interests are protected at every stage.

How long does conveyancing take?

As a guide, a freehold or leasehold sale or purchase typically takes 12 to 16 weeks, a remortgage 8 to 10 weeks and a transfer of equity 10 to 12 weeks. Timescales vary with the complexity of the transaction and with any chain.

How buying a home works

The five stages of a typical purchase. Every transaction is different, and we will tell you what applies to yours.
  1. Your quote

    Start with the instant online quote or call us. When you instruct us, the team explains what happens next.

  2. Searches

    We apply for the searches, including the local authority search for the area the home is in.

  3. Checks and questions

    We go through the title, the contract and the search results, and ask the seller's solicitor about anything unclear.

  4. Your report

    You get a written report on what we have found and what it means for you, and we go through your mortgage offer.

  5. Keys and registration

    Contracts are exchanged, the money is sent on completion day and we then deal with Stamp Duty Land Tax and your registration.

What your move will cost

Every move is different, so we give you a fixed quote for yours. As a guide, our legal fees start at:

  • Sale: from £975 plus VAT
  • Purchase: from £1,050 plus VAT
  • Remortgage or transfer of equity: £750 plus VAT

Leasehold transactions carry an additional fee of £400 plus VAT. Searches, the Land Registry fee and any Stamp Duty Land Tax are paid on your behalf and come on top.
