Step by step

How a Sutton Coldfield purchase works

Selling follows much the same path, starting with the contract pack instead of searches.
  1. Your quote

Start with the instant online quote or call 0121 716 3716. When you instruct us, the Sutton Coldfield team explains what happens next.

  2. Searches

We apply for the searches, including the local authority search, which for most homes in Sutton Coldfield is made with Birmingham City Council, or with Lichfield District Council or Walsall Council where they cover the address.

  3. Checks and questions

We go through the title, the contract and the search results, and ask the seller's solicitor about anything unclear.

  4. Your report

You get a written report on what we have found and what it means for you, and we go through your mortgage offer.

  5. Keys and registration

Contracts are exchanged, the money is sent on completion day and we then deal with Stamp Duty Land Tax and your registration.

FAQs

Conveyancing in Sutton Coldfield: your questions

What does conveyancing cost in Sutton Coldfield?

A sale starts at £975 plus VAT in legal fees and a purchase at £1,050 plus VAT. Leasehold work costs more: there is an additional £400 plus VAT on a leasehold sale or purchase. A lease extension is £850 plus VAT. Disbursements such as searches, Land Registry fees and any Stamp Duty Land Tax are paid on top. Call 0121 716 3716 or get an instant online quote.

Can you help with a leasehold flat or a lease extension?

Yes. Elaine Durkin advises leaseholders on statutory and informal lease extensions. She reviews the ground rent and service charge provisions, instructs valuers and negotiates the terms. On a leasehold purchase, we check the lease and the information from the landlord or managing agent before you commit to buying.

How long does a lease extension take?

As a guide, a lease extension typically takes 10 to 12 weeks. Buying or selling, whether freehold or leasehold, typically takes 12 to 16 weeks. Times vary with the complexity of the transaction and with any chain, so tell us early if you want to extend a lease before you sell.

Do you deal with shared ownership and Help to Buy?

Yes. Elaine's work includes shared ownership purchases and paying off Help to Buy equity loans, for example when you sell or remortgage. Our fee for paying off a Help to Buy equity loan is £550 plus VAT and disbursements, and there is an additional £50 plus VAT where a Help to Buy ISA or Lifetime ISA is used.

Which council deals with searches on a Sutton Coldfield home?

Sutton Coldfield is part of the City of Birmingham, so the local authority search for most Sutton Coldfield homes goes to Birmingham City Council. Some addresses in Four Oaks fall under Lichfield District Council and Streetly under Walsall Council, so we check which council covers your property. It is one of several searches we order on a purchase. As a guide, search fees come to approximately £460 plus VAT, depending on the searches the property needs.

Can I meet Elaine at the Mere Green office?

Yes, by appointment at 316-318 Lichfield Road, so she is free to see you. Four Oaks and Butlers Lane stations are each about half a mile away. You do not have to come in, though: most of a sale or purchase can be dealt with by phone and email.
