We help farmers, landowners and rural businesses put the right agreements in place for a diversification project, from holiday cottages and wedding venues to solar, telecoms and EV charging.
Ansons Law advises farmers, landowners and rural businesses on diversification projects: tourism and leisure, commercial use of farm buildings, renewable energy, environmental and biodiversity schemes, residential development and utilities such as telecoms and EV charging. We handle the sales and purchases, leases, options and promotion agreements, section 106 agreements, banking arrangements and disputes these projects involve. Neil Faunch, Richard Saum and Jonathan Rowley advise on this work with the wider commercial property team. To talk about a project, call Neil on 01543 267 191 or use the enquiry form on this page.
A diversification project changes how your land or buildings are used, and it usually brings in other people: buyers, tenants, operators, developers and lenders. The agreements you make with them set out who can use the land, on what terms, for how long and what happens when the arrangement ends.
Those terms are easier to settle before work starts than to change once a project is running. If your land is mortgaged, your lender may also need to agree to the arrangements.
Tourism and leisure projects include holiday cottages, campsites, wedding venues, equestrian facilities, dog exercise fields and other outdoor facilities. You may be setting one up on your own land, or buying or selling one that is already running.
We advise on:
If you are changing the use of agricultural buildings to a commercial use, we advise on:
If a developer or operator wants to lease your land for a solar farm, wind turbines, battery storage or an anaerobic digestion plant, we advise on:
If you are putting land into an environmental or biodiversity scheme, we advise on the section 106 agreements these schemes can involve.
If part of your land could be developed for housing, we advise on:
Our property development page covers these agreements in more detail.
A telecoms operator may want to install apparatus such as a mast on your land, and an EV charging operator may want to install charge points. We advise on:

Farm diversification means using farmland or farm buildings for a purpose other than agriculture.
